In 2009, Margate Tower closed 4 Two Bedroom Units, 23 Three Bedroom Units, and 12 Four Bedroom Units. With this trend continuing, NOW is a perfect time to list your condo!

Our 60-mile stretch of beaches is soon to be covered in snow. Actually, the weather forecast is calling for a snow accumulation of two to four inches…that’s enough to be exited about here in the south! It has been awhile since our last snow and that snow barely stuck to the ground. Myrtle Beach is excited to finally have the best of both worlds, winter on a white beach!

What a great year this has been, nowhere near where we would like to be, but compared to what all is going on around the world, we have been blessed, and look forward to many more years enjoying our office and people that we work with, whether it is the attorney, lenders, clients ,agents or anyone of many people that we come in contact with on a daily basis, it is so nice to enjoy what we do, and look forward to coming into the office and seeing what the day brings!!

We completed an analysis according to the CCAR/MLS as of January 2010 comparing year to year variances so that we can have a better understanding of what is happening here at the Beach. We calculated the monthly number decrease/increase as well and have the graph below showing this for you for 2009.
As you can see from the graph, we have seen improvement over last year’s numbers since July, and November showed the largest increase for the year of over 85%. Based on our MLS activity, we expect this trend to continue to improve. To find out more in detail CLICK HERE!
Extreme Makeover Home Edition is wrapping up here in Loris!! Not just Ty and his crew but Jeff Gordon was here helping alongside the other volunteers. It is amazing what people will do to help others!! This has been a great week watching the transformation on a new home coming together, and having a great kick start to the New Year!!

The numbers for December look good and we finished the year strong. We are analyzing the market for last year and will be sending the year’s final numbers on Tuesday of next week. This is absolutely amazing to see what an odd, fun and exciting year 2009 was. Please keep a look out for our years update next week.

The number of transactions are up, and the prices are down!! Now is a great time to buy!! We still have deals at the beach!! Many of the steals are gone, but this is still a buyer’s market; the appraisals are coming in low, which is also helping the buyers, but we feel this is the year of change!! We continue to market in many different areas and look for new and unique ways to reach consumers in this economy. Please let us know if you have any questions or concerns about your real estate needs!! December and Year-End numbers will be going out the middle of January. We need to wait so that all of the sales for 2009 are entered by the Realtors.
